Having been involved through the years with the transfer of ownership of numerous properties, both to and from LEDIC, our staff has become very knowledgeable of how management decisions impact property marketability. We are frequently asked to position or reposition communities to meet our clients' changing ownership objectives and have refined this process to a science.

There's no such thing around LEDIC as "That's the way we do it." LEDIC people are comfortable taking complete control or working closely with owners. Some clients want to take a hands-on approach in the management of their properties while others prefer us to be their asset manager as well as property manager. Only a 100% fee manager like LEDIC is adaptable enough to meet these different needs.

CONSTRUCTION MANAGEMENT

  • Supervision of construction, from cosmetic upgrades to extensive redevelopment to ground-up new construction.
  • Intensive, sophisticated analysis of every detail about the physical, marketing and financial aspects of each construction assignment.

MARKETING & LEASING

  • Customized annual plan for each property each year.
  • Detailed reporting (including traffic and leasing reports, market surveys, shoppers’ reports, District Manager site inspections and advertising effectiveness reports).
  • Detailed action plans (may include weekly brainstorming meetings with property staff, community outreach programs, promotions and events, competitive analyses and advertising media plans) to meet owner’s goals.
  • Aggressive and proven lease-up, lease renewal and resident retention programs.
